Several websites offer automated valuation models (AVMs), that allow you to type in an address and get a price based on an algorithm. However, these AVMs should be considered estimates only.

REALTOR® Frank Vicenté with EXIT Realty Home Partners says these discrepancies are why algorithms can’t take the place of a local REALTOR®’s knowledge.

“While these websites can give you a ballpark figure, they can’t effectively determine a home’s value if they’ve never set foot inside,” he said. “A website doesn’t know the condition of a home or if there have been recent updates, and these are important factors in determining an accurate price range.”

Uploading Contracts: What You Need to Know

Why do I have to upload the contract?

Contracts are required to be uploaded to increase transparency and ease the audit process.

Who can see the contract?

Only those with broker access to the MLS can view the contract.

How long do I have to upload the contract?

Once your listing goes live, you have 24 hours to upload your listing contract. If a contract is not uploaded within 24 hours, the listing will be removed into "withdrawn" status.

BIG Changes Coming to Flex MLS Fields

There will be substantial field changes and additions coming to Flex.

Changes have also been made certain forms:
-Addendum to purchase agreement
-Seller's disclosures statement
-Purchase agreement for office, commercial, industrial and res-multi family

These changes are happening to achieve platinum certification with the Real Estate Standards Organization (RESO). This NAR mandated certification will create faster, easier syndication and simplify data programming.

Transaction Desk: Document Review Changes

As of January 9, 2019, you will notice changes made to the document review process including:

-Ability to scroll through the document to review each page
-The removal of Next and Previous buttons; you can still jump to a specific page number
-Page labels will now be formatted as Current Page/Total Pages



With this change, almost all areas of the application will be updated to support document review using a scrollbar, with a few areas that will be updated in the future. Additionally any document preview, including those outside of the document review box, will now incorporate a scrolling view as opposed to a single-page view.

These updates will allow you to more easily navigate document pages and quickly complete the document review process.

As an example, when you are merging documents together, you can now save time when reviewing the file by leveraging a continuous scroll rather than navigating page by page.
